Market Research / Analysis / Overview
A general overview of a certain property market such as office,
industrial, retail, multi-family, single-family, or certain
sub-categories of product within these larger markets
Feasibility / Highest and Best Use Analysis
Involves Class C or even Class D (the highest level of analysis)
fundamental market demand analysis. Estimates are driven by the
best and most authoritative sources of future demographic growth

forecasting capabilities can be utilized in the analysis. Analysis
typically concludes with a point or range estimate of absorption time
and an analysis of the viability of the project given the forecast
market absorption period.
Site Selection
Involves identification of available properties or potentially
available properties that meet the core objectives of the client within
a given market area or submarket.
Appraisal-Oriented Consulting
Often involves the preparation of a value conclusion under unique
circumstances or constraints that may not meet the definition of market
value as typically defined. Nevertheless, the conclusion is based
upon specific constraint(s) and/or assumption(s) affecting property
value that the client needs to analyze in order to provide additional
clarity to a real property problem. This type of consulting must
meet Standards 1 and 2 of USPAP if a value is concluded.
Investment Analysis / Valuation
Based on specified client parameters, an investment can be analyzed
and/or valued. If a valuation estimate is sought, the value will
be termed "investment value" as opposed to market value if any
of the inputs or assumptions deviate from the market.
Product Planning and Positioning
Specialized analysis of subcategories of property types for
divisibility, size, pricing, amenities, features, etc.
Master Planned Community Analysis
Services available for master-planned development include product and
pricing recommendations, site selection, supply/demand/absorption
analyses, feasibility studies, target market analyses, competitive
analyses, and homebuyer market profiles, and testing of economic
viability of land use mix.
Economic Land Planning
Based on market data economic land use mixes can be formulated and
refined for larger projects. This is typically done in conjunction
with engineering work in order to optimize a project economically to
yield the highest and best use of a parcel subject to the physical and
legal constraints of development .
